The property has its own water frontage with mooring available at both the front and rear, and fishing is available directly from the bank during the season with the appropriate licence. For those keen to explore further, access to a private eight seater motor launch can be arranged.

Horning itself is just moments away, offering riverside pubs, restaurants, tea rooms and independent shops. From here you can explore the wider Norfolk Broads by boat or by car, visiting well known spots such as Wroxham, Ranworth and Coltishall.
